Fractional Home Use
How Does Using Our Home Work?
Home usage is set up using a simple schedule. Time shall be divided into “annual usage cycles”. Annually, the usage cycle begins the first Friday of each calendar year and ends the first Friday of the following calendar year.
There are 52 “usage blocks” – one block assigned in succession to each week of the year, e.g. Block 1 through Block 52. Each usage block begins at 4:00 p.m. on the first Friday and ends at 10:00 a.m. the following Friday.
To allocate vacation home usage evenly among co-owners, eight “usage block groups” are developed. Each usage block group contains six usage blocks or one-week periods. These are the weeks or usage blocks you as an owner are entitled to use. Usage block groups do not contain successive weeks; basically, you are entitled to use of your vacation home every ninth week. Each year your usage block group is moved forward. If you were in Usage Block Group 1 your first year of ownership, you would move forward one group and be in Usage Block Group 2 the next year and in Usage Block Group 3 the third year.
May I have Guests Stay at the Property?
Family, friends, business associates, or anyone else you designate may stay at your home as your guests. Guests are treated as family and may join you or use your home without you if your schedules do not allow you to vacation at the same time.
May I Rent My Unused Time?
Yes, you may rent your unused time. If, however, you and your co-owners do not wish to retain this policy, you may, as a group, amend the CC&Rs accordingly.
The initial property manager is also a vacation rental company. Any owner may rent his usage block through the existing property manager, rent it out themselves or rent through a different vacation rental company. Owners are responsible for abiding by all local and applicable vacation rental ordinances and regulations.
How is the Home Furnished?
Professional decorators furnish each home in a first class, upscale style, befitting each locale and its architecture. Furnishings are not trendy or tacky. Each home is elegantly appointed with luxurious furniture, paintings, and museum quality panoramic photographs of the local area.
Tahoe Club House provides individualistic decorator touches to draperies, dishes, appliances, cookware, linens, towels, comforters, and even separate sets of summer and winter bedding. Every detail is thought out to make you feel at home – in some ways better than home!
In addition, Tahoe Club House homes provide each owner with his own private and secure storage facility. Personal items such as clothing, skis, toys, pantry supplies, and even personal framed photographs may be kept on site. No more packing and unpacking each time you visit your property.
Are My Pets Allowed at the Property?
As an owner, you are allowed up to two “four-legged” pets on the property during your usage block periods. However, guests or renters are not permitted to bring their pets to the property.
